STATEMENTS DEMONSTRATING COMPLIANCE WITH STANDARDS FOR
A ZONING TEXT AMENDMENT AND SPECIAL USE FOR
A MIXED-USE PLANNED DEVELOPMENT
Introduction
Atlantic Realty Partners, Inc., a Georgia corporation ("Atlantic Realty"), for itself and on behalf of the Park District of La Grange (the "Park District"), submits this statement in support of its application for
- (i) approval of a text amendment to the C-3 district regulations of the Zoning Ordinance,
- (ii) approval of a map amendment rezoning all of the Property (defined below) to the C-3 district and
- (iii) approval of a mixed-use planned developments a form of special use in C-3 district (the "Project"),
together with related approvals for a resubdivision of the Property, approval of the applicant's site plan and design review approval.
Atlantic Realty is an Atlanta-based real estate firm that specializes in the development of institutional investment-grade residential projects and mixed-use communities.
Atlantic Realty is a contract purchaser of the former YMCA property containing 4.29 acres and located at the northeast comer of La Grange Road and Ogden Avenue (the "YMCA Parcel") and a contract purchaser of three Park District parcels to the north of the YMCA Parcel containing in the aggregate 2.83 acres (collectively, the "LGPD Parcel").
The Project will consist of:
- (a) a retail building located near the northeast intersection of La Grange Road and Ogden Avenue containing approximately 20,000 square feet (labeled as Retail Building C on the Site Plan submitted with this application) and surface parking with 121 on-grade parking spaces for the Retail Building;
- (b) two residential mid-rise buildings, lying south of Shawmut Avenue (respectively. Buildings A and B on the Site Plan), containing a total of 298 dwelling units, with the Building A containing approximately 13,000 square feet of first floor commercial space, and with an underground parking garage containing 416 parking spaces;and
- (c) 37 Townhomes, lying north of Shawmut Avenue, with 74 interior parking spaces and 12 on-grade parking spaces.
