Major Goals of the Project
Construct a high-end mixed-use, residential/retail development on a very prominent site, utilizing parcels with antiquated improvements in need of redevelopment.
Create 33,000 square feet of new retail space, including a stand-alone building of 20,000 square feet at the northeast corner of LaGrange Road and Ogden Avenue, 298 apartments, 37 Townhomes, all with adequate on-site parking and amenities and high architectural standards and extensive landscaping.
Accomplish the above with a net reduction in traffic movements in and out of the Property when compared to the previous YMCA and Shell gas station uses.
Provide a new comprehensive, contextual plan for the quadrant to enhance access, safety and beauty of entrances to Gordon Park, which includes:
- Re-open Shawmut Avenue and link to north-south segment of Locust Avenue.
- A new overhead pedestrian bridge over Ogden Avenue connecting the Village's commuter parking lots and Gordon Park with Hillgrove Avenue.
- Vehicular traffic and pedestrian improvements to access and circulation around the quadrant resulting from the re-opening of Shawmut, realignment of the east-west extension of Locust Avenue, Installation of new westbound right-turn lane on Ogden Avenue at LaGrange Road, installation of traffic calming devices, re-striping of pedestrian crosswalks, installation of countdown pedestrian signals.
- Landscaped drop off areas and entryway signs to Gordon Park, with tie-in to pedestrian walkways on the Property and the overhead pedestrian bridge.
- Improved park district and commuter parking.
- Tree planting on Ogden Avenue and underground burial of power lines.
- Improve the tax base with significant new positive contribution to tax revenues.
- Provide a "green" environmental model of stewardship by adhering to high energy efficient standards for residential construction.
- Burial of overhead power.
