Environmental Stewardship

Finally, Atlantic Realty is committed to utilizing energy efficient and environmentally friendly construction in the Project. A number of environmental projects today strive to obtain certification from a non-profit organization known as Leadership In Energy and Environmental Design (LEED®), under its Green Building Rating System. The benchmarks for multi-family residential projects are not formally adopted yet, but typically developers in commercial projects strive to earn points under the rating system based on a menu of choices involving types of mechanical, heating, cooling systems employed, use of building materials, selection of appliances, insulation and heat loss values, recycling of materials, etc.

Atlantic Realty has researched these benchmarks as well as others promulgated in the State of California as its Multifamily Guidelines and the U.S EPA Energy Star Guidelines. Based on the design of the Project, Atlantic Realty will be incorporating elements that are commonly suggested under these various benchmarks, guidelines and rating programs. These elements of environmental stewardship are designed to minimize the use of non-renewal resources in the construction of the Project, recycle existing infill and degraded sites and incorporate design and technologies that minimize the energy consumption and waste stream of the Project. We may be eligible to participate in a pilot program LEED is developing for multifamily projects, but regardless of formal participation, the Project could earn points for the following factors:
