Additional Standards for Excellence in Design that justify modifications to allow increases in the density of Planned Developments
In determining whether excellence has been shown, special consideration shall be given to the following factors:
The amount of usable open space; and
The recreational terrace on the site that is being provided above the underground garage is a generous area, as a result of the construction of underground parking.
The extent of land dedication for public building sites and open space; and
Land will be dedicated for the dedicated westbound right-turn lane on Ogden Avenue and dedicated to the Village in the case of the land acquired by Atlantic Realty and lying within Shawmut Avenue. Atlantic Realty's proposal and coordination with two governmental entities advances a series of related goals and objectives for both public bodies.
The quality and extent of landscaping including special elements such as water features and public art; and
The quality and extent of recreational facilities such as swimming pools, tennis courts, playgrounds, and other residential recreational facilities; bicycle, hiking, and jogging trails; and community centers; and
The terrace level improvements, including swimming pool, are intended for the private use of residents; however, the Project's proximity to Gordon Park is another benefit to residents and the Park District. The enhanced access and larger nearby population to make use of the park facilities should encourage the transformation of Gordon Park into a more useful and enjoyable community asset.
The quality of design of vehicular circulation elements and parking lots and areas; and
The care taken to maximize energy conservation in site design, building design, and building systems; and
The quality of roof design and finishes in terms of consistency with an attractive residential roof setting and the avoidance of flat roofs.
