Executive Summary
La Grange Place is a proposed Best-in-Class Mixed-Use redevelopment of the former Rich Port YMCA site at the northeast corner of Ogden Avenue and La Grange Road in La Grange, Illinois.
The project is an assemblage of several parcels and will include 298 multifamily units above a single story parking garage, 33,000 square feet of neighborhood retail space, and 37 row homes.
The proposed redevelopment includes land swap between the Village of La Grange and the Park District of La Grange, resulting in the re-establishment of the former street grid.
The benefits of the redevelopment of this site for the Village of La Grange include:
- Redevelop a prominent yet underutilized corner with a high-profile "transit supportive" residential and retail project.
- Augment the urban "character" of downtown La Grange consistent with the long-term Comprehensive Plan. Provide new retail and housing opportunities in downtown La Grange.
- Improve traffic congestion by...
- reducing amount of traffic formerly generated by the YMCA and gas station,
- upgrading intersection of Lagrange Road and Ogden Avenue with improved crosswalks, new crosswalk countdown timers, and new right-turn lane from westbound Ogden Avenue onto northbound La Grange Road, and
- re-establishing Shawmut Avenue and Locust Avenue, resulting in greater access to Gordon Park and reduced traffic at the intersection of Ogden Avenue and La Grange Road.
- Redevelop Gordon Park with expanded and dedicated parking, a walking/jogging trail, improved ball fields, and a pavilion. Re-establish Shawmut Avenue and Locust Avenue, resulting in greater access to Gordon Park and reduced traffic at the intersection of Ogden Avenue and La Grange Road. Creation of a high-profile entrance with a reconfigured interface at Ogden Avenue.
- Create new pedestrian bridge over Ogden Avenue linking downtown La Grange and the Metra Station with Gordon Park and the Village's commuter parking lots.
- Expanded scope of the Village's commuter parking lots adjacent to Gordon Park.
- Bury existing unsightly overhead high-voltage power lines around the site.
